THE OLD DAIRY

Introduction

The Old Dairy sleeps up to 5 people and has one twin bedroom on the ground floor, a double bedroom and single bedroom on the first floor. There is a bathroom with a shower cubicle on the ground floor and on the first floor an over bath shower.This cottage was part of an original dwelling in the 1600’s, and has been restored to the highest standard with modern conveniences and comforts.

Pre-Arrival

• The nearest bus stop is 500m/545yds from the cottage.Ask the driver for the stop on Cadnant Bridge.There is not any shelter or seating.All buses take 5 minutes to Menai Bridge bus station where transfer to other destinations can take place.
• The courtyard immediately outside the cottage is gravelled with a wide footpath leading from the front door.
• The nearest mobility shop is 1 mile away on the High Street in Menai Bridge.
• Shopping can be arranged to be delivered in time for your arrival with Tesco and Waitrose.

Key Collection, Welcome and Car Parking

• The key will be in the door upon your arrival to enable immediate access.
• There is an outside low wattage light outside the front door which can be left on for access.
• Parking is available for 3 cars immediately outside the cottage within the courtyard.
• There is a paved pathway to the front door from the parking area.

Entrance to Property

• The front door is 104cm/41ins wide.
• There is one deep step up to the front door.
• The entrance is well lit by an overhead spotlights, pendant light and lamps.
• The floor is slate tiling and leads directly into the dining area.

Halls, Stairs, Landings.

• The hall and stairs are well lit using a combination or ceiling pendant, spot lights and table lamps.
• The floor is slate tiling and a wooden oak staircase with wide grip strong handrail on the right hand side.

Dining Area

• Access is from the front door and on the ground floor.
• It is level access with slate tiling on the floor.
• The dining table is not moveable (very heavy) and has two centre legs at each end and is 69cm/27ins from floor to the lowest point of the table (underspace) and is 74cm/29ins high.
• There is free space around the table.
• Chairs (all moveable) – 6 chairs with leather faced seats that have no arms.These are 46cm/18ins high.There are 2 further similar seats in the kitchen area which is close by.
• Lighting is natural daylight with a pendant light, spot lights and table lamps.

Kitchen

• The kitchen is situated on the ground floor with step free, level access from the dining area.
• The door opening from the dining area is 80cm/31.5ins wide.
• The door of the oven drops down and the handle is 70cm/28ins above the floor.The hob is 91cm/36ins above the floor.
• The worktops and sink are 91cm/36ins above the floor.
• The fridge has an ice box and the highest shelf is 44cm/17.5ins and the lowest shelf 21cm/8.5.The door handle is 84cm/33ins from the floor.
• Large cutlery and utensils and spotlights and under wall cupboard lighting above work surfaces.
• Glasses and crockery can be moved from wall cupboards to lower cupboards if required.Cordless kettle rotating 360 degrees.
• There is a standard size front loading washer/dryer under the worktop.
• Flooring is slate tiles.

Sitting Room

• The sitting room is on the first floor with access from the dining area by way of stairs.The staircase initially has 4 steps with a strong handrail on both sides, then a landing then a turn of 90 degrees up 9 86steps with a strong wide hand rail on the right hand side.
• The staircase to the sitting room is 86cm/34ins wide.
• The room has a mixture of seating with a sofa and two other arm chairs with soft feather cushions, together with a low folding coffee table.Sofa and chairs are43cm/17ins high.
• Furniture can be moved but must be returned to its original position at the end of the stay.
• There is a widescreen digital television with remote control, subtitles and DVD player.
• Lighting is natural daylight and by night levels can be controlled be lamps around the room.Low wattage lighting where appropriate.
• The flooring natural wooden boards with a large rug in the centre.

Bedroom

• Bedroom 1
• There is a double bedroom on the first floor and has level access from the sitting room, the door opening to this bedroom is 66cm/26ins.
• Access is from the sitting room.
• The height of the bed is 61cm/24ins from the top of the mattress to the floor.
• Lighting is natural daylight and at night by bedside lamps on each side of the bed and an additional light from a floor standard lamp.
• The bedroom offers good colour contrast between the floor and walls, with wooden floor boards, non-feather bedding.
• Flooring is by wooden boards with a large rug in the centre.
• Bedroom 2
• This is a single bedroom on the first floor with a brass bed height of the bed is 61cm/24ins from top of mattress to floor.
• Access is level from the sitting room and the door opening is 62cm/24.5in wide.
• Lighting is natural daylight and at night by two bedside table lights.
• The bedroom offers good colour contrast between the floor and walls, with wooden floor boards, non-feather bedding.
• Flooring is by wooden boards with a small rug at one side of the bed
• Bedroom 3
• This is a twin room with two single beds and on the ground floor.
• There is level access from the dining area and door access is 76cm/30ins.
• Lighting is natural daylight and at night by a bedside table lamp and two other table lamps.
• The bedroom offers good colour contrast between the floor and walls, with slate floor tiles, non-feather bedding.
• There is a small rug in the middle of the beds.

• The bathroom is on the ground floor and well lit with ceiling spotlighting and shaver point.
• Access is step free and level from the dining area.
• Door opening 75cm/29.5ins.
• There is separate shower with a 25.5cm/10ins step into it.

Additional Information

• All areas in the cottage have good colour contrast between the floor, doors and walls.Generally, doorframes are in dark oak wood and walls are light in colour.
• Mobile phone reception can be poor inside but a good signal from most service providers can be obtained outside the building.
• The nearest General Hospital with and A&E unit and walk in NHS is 2 miles away and the nearest Doctor’s surgery is 0.5 miles away. Further information is in the Welcome Folder.
