THE GARDEN COTTAGE

Introduction

The Garden Cottage sleeps up four people and has two bedrooms both on the first floor, one being slightly larger than the other. There is a bathroom with a shower cubicle on the first floor off the landing adjacent to both bedrooms.This cottage was part of an original dwelling in the 1600’s, and has been restored to the highest standard with modern conveniences and comforts.

Pre-Arrival

• The nearest bus stop is 500m/545yds from the cottage.Ask the driver for the stop on Cadnant Bridge. There is not any shelter or seating. All buses take 5 minutes to Menai Bridge bus station where transfer to other destinations can take place.
• The courtyard is gravelled and parking is accessed by two steps to the cottage.
• The nearest mobility shop is 1 mile away on the High Street in Menai Bridge.
• Shopping can be arranged to be delivered in time for your arrival with Tesco and Waitrose.

Key Collection, Welcome and Car Parking

• The key will be in the door upon your arrival to enable immediate access.
• There is an outside low wattage light outside the front door which can be left on for access and this also has a motion sensor in the evening.
• Parking is available for 3 cars within the courtyard and is 4 metres from outside the cottage.
• There is a paved pathway in front of the cottage to gain access to the gardens and grounds, and parking area.

Entrance to Property

• The front door is ..cm/..ins wide.
• There is one wide step up to the front door.
• Access from the Courtyard parking is via 3 wide steps leading down to the door of this cottage.
• The entrance is well lit by an overhead pendant light and a table lamp.
• The hallway floor is slate tiling and leading off there is level access to the sitting room.

Halls, Stairs, Landings.

• The hall and stairs are well lit using a combination or ceiling pendant, spot lights and table lamp.
• The floor is slate tiling and a wooden oak staircase with wide grip strong handrail on the right hand side.
• There are two wide slate steps leading off the hallway to the kitchen and staircase.

Kitchen/Dining Area

Kitchen

• The kitchen is situated two steps up from the ground floor hallway.
• The door opening from the kitchen is ………… wide.
• The dining table (moveable) has legs on each corner and ..cm/..in from floor to lowest point of table (underspace) and is ..cm/..in high.
• There is free space around the table.
• Chairs (all moveable) – 6 chairs with wooden seats that have no arms.
• Lighting is natural daylight with a pendant chandelier light and under wall cupboard down lighters.
• The door of the oven drops down and the handle is 70cm/28ins above the floor. The hob is 91cm/36ins above the floor.
• The worktops and sink are 91cm/36ins above the floor.
• The fridge has an ice box and the highest shelf is 44cm/17.5ins and the lowest shelf 21cm/8.5.The door handle is 84cm/33ins from the floor.
• Large cutlery and utensils and spotlights and under wall cupboard lighting above work surfaces.
• Glasses and crockery can be moved from wall cupboards to lower cupboards if required. Cordless kettle rotating 360 degrees.
• There is a standard size front loading washer/dryer under the worktop.
• Flooring is slate tiles.

Sitting Room

• The sitting room is on the ground floor with level access from the hallway.
• The room has a mixture of seating with a sofa and two other reclining arm chairs with soft non feather cushions, together with a small low table and a taller lamp table. Sofa and chairs are ..cm/..ins high.
• Furniture can be moved but must be returned to its original position at the end of the stay.
• There is a widescreen digital television with remote control, subtitles and DVD player.
• Lighting is natural daylight and by night levels can be controlled be lamps around the room and ceiling spot lights. Low wattage lighting where appropriate.
• The flooring is quarry tiles with a large rug in the centre.

Bedroom

• Bedroom 1
• There is a double bedroom on the first floor and has level access from the landing.
• The door opening to this bedroom is …..cm/…ins.
• The height of the bed is ..cm/..ins from the top of the mattress to the floor. This is a wooden carved bed with head and tail board.
• Lighting is natural daylight and at night by bedside lamps on each side of the bed and an additional table lamps on a chest of drawers.
• The bedroom offers good colour contrast between the floor and walls, with wooden floor boards, non-feather bedding.
• Flooring is by wooden boards with a large rug in the centre.
• Bedroom 2
• This is a smaller double bedroom with a wooden carved head and tail board. Height of the bed is ..cm/..ins from top of mattress to floor.
• This bedroom is also on the first floor and access is level from the landing.
• Lighting is natural daylight and at night by two bedside table lights and a centre pendant.
• The bedroom offers good colour contrast between the floor and walls, with wooden floor boards, non-feather bedding.
• Flooring is by wooden boards with a small rug at one side of the bed.

Bathroom, Shower and Toilet

• Bathroom 1
• The bathroom is on the first floor and well lit with ceiling spotlighting and shaver point.
• Access is step free and level from the landing area.
• Door opening ..cm/..ins.
• There is separate shower with a ..cm/..ins step into it.
• Toilet 43cm/17ins high.
• Shower seat available upon request.
• Wash basin 77cm/30.5ins high.
• Cross easy grip taps on basin and bath and shower.
• Non slip rubber shower mat.
• Non slip linoleum flooring.

Additional Information

• All areas in the cottage have good colour contrast between the floor, doors and walls. Generally, doorframes are in dark oak wood and walls are light in colour.
• Mobile phone reception can be poor inside but a good signal from most service providers can be obtained outside the building.
• The nearest General Hospital with and A&E unit and walk in NHS is 2 miles away and the nearest Doctor’s surgery is 0.5 miles away. Further information is in the Welcome Folder.
