THE COACH HOUSE

Introduction

The Coach House sleeps up 12 people and has two double bedrooms and a triple bedroom on the ground floor.There is a bathroom with a bath and overhead shower on this floor and one of the double bedrooms has an ensuite shower room.The kitchen is accessed from the hallway by 3 steps upwards to the outside door.

This cottage was part of an original dwelling in the 1600’s, and has been restored to the highest standard with modern conveniences and comforts.

Pre-Arrival

• The nearest bus stop is 500m/545yds from the cottage.Ask the driver for the stop on Cadnant Bridge.There is no shelter or seating.All buses take 5 minutes to Menai Bridge bus station where transfer to other destinations can take place.
• The courtyard is gravelled and parking is accessed by three steps to the cottage.
• The nearest mobility shop is 1 mile away on the High Street in Menai Bridge.
• Shopping can be arranged to be delivered in time for your arrival with Tesco and Waitrose.

Key Collection, Welcome and Car Parking

• The key will be in the door upon your arrival to enable immediate access.
• There is an outside low wattage light outside the front door which can be left on for access and this also has a motion sensor in the evening.
• Parking is available for 6 cars within the courtyard and is 4 metres from outside the cottage.
• There is a paved pathway in front of the cottage to gain access to the gardens and grounds, and parking area.

Entrance to Propery

• Access from the Courtyard to the Coach House is by 3 steps with a metal handrail on both sides of the steps.
• There is a small patio area from the steps to the main kitchen door.The door is 99cm/39ins wide.
• The entrance is well lit by an overhead pendant light on the outside.

Kitchen Area

• The kitchen in accessed from the main entrance to the property and the door opening is 99cm/39ins wide.
• The kitchen is on one level with a slate floor.
• The dining table for the kitchen from floor to lowest point of the table is 70cm/27ins high.
• There is free space around the table with 6 wooden chairs that have no arms.
• Washing machine is standard domestic size front loading and under work top.
• Lighting is by natural daylight and 5 pendant lights and spot lights, with under cupboard lighters.
• The doors of the oven drop down to 54cm/21ins and 20cm/8ins.The hop is 91cm/36ins above the floor. Grill in oven is 54cm/21in from floor.
• The worktopsand sink are 92cm/36ins above the floor.
• Taps are cross heads for easy operation.
• There are 2 large catering sinks, 1 domestic sink and a hand washing sink.
• Two kettles with 360 degree rotation.
• The two freestanding fridges have the highest shelf at 33cm/13ins and the lowest shelf at 144cm/57ins.The door handles are 141cm/55ins from the floor.
• Large cutlery and utensils with spotlights and under cupboard lighting above work surfaces.
• Glasses and crockery can be moved from wall cupboards to lower cupboards if required.There are two cordless kettles rotating 360 degrees.
• There is a standard size front loading dishwashing machine next to main sink area with easy access around.
• Flooring is slate tiles.

Hallway

• This is accessed from the kitchen via two slate steps.Door access is 79cm/32ins wide.
• Lighting is by natural daylight and spotlights and a pendant.
• There is a large double door with windows from top to bottom.

Bedroom 1 (en-suit)

• This is a double bedroom and has level access from the hallway and the door is 62cm/24ins.
• The height of the bed is 71cm/28ins from the top of the mattress to the floor.This is wooden carved bed with head and tail board.
• Lighting is by natural daylight and at night by bedside lamps on each side of the bed, a pendant centre light and a floor standing light.
• The bedroom offer good colour contrast between the floor and walls, with slate tiles and a large rug under the bed and to the sides.
• Non feather bedding is used.
• There is a wooden wardrobe with 3 drawers starting at 38cm/15in to 92cm/36in from the floor. Hanging rail is 202cm/97in from top of rail to floor.

Bedroom 2

• This is a double four poster bedroom with a wooden carved head board.The height of the bed is 74cm/29ins from top of mattress to floor.
• This bedroom is on a level access from the hallway.
• Lighting is by natural daylight and at night by 4 spot lights and bedside lamps on each side.
• The bedroom offer good colour contrast between the floor and walls, with slate tiles and a large rug under the bed and to the sides.
• Non feather bedding is used.
• There is a wooden wardrobe with 3 drawers starting at 48cm/19in to 89cm/35in from the floor.

Bedroom 3 (triple single beds)

• This is on a level access from the hallway and contains 3 single beds.Two are wooden carved beds with carved head and tail boards and a single modern devan bed without head or tail board.Height of wooden beds are 49cm/19ins and the devan is 46cm/18ins.
• The door opening is 73cm/29ins.
• Lighting is by natural daylight and at night by bedside table lamps, centre pendant and two lamps on the chest of drawers.
• The bedroom offer good colour contrast between the floor and walls, with slate tiles and a large rug under the bed and to the sides.
• Non feather bedding is used.
• There is a wooden wardrobe with full length hanging 153cm/60ins from floor to rail and a chest of drawers 84cm/33in from top drawer to floor.

Bathroom

• This is on a level access from the hallway and well lit with spotlighting.
• Door opening is 73cm/29ins
• There is a bath with an overhead shower with access step into it at ….cm/….ins
• Toilet height is 43cm/17ins high.

TACK ROOM (PART OF COACH HOUSE)

Hallway

• Access can be from the Coach House via 3 slate steps or from outside doorway width 94cm/37in.
• The hallway is well lit using ceiling spotlights.
• The floor is slate tiles and a wooden oak staircase with wide grip handrail on the right hand side.

Bedroom 4

• This is a twin bedroom and has level access from the hallway.
• The door opening to this bedroom is 72cm/28ins.
• The height of the beds are 52cm/24ins from the top of the mattress to the floor.There is a carved head board on each bed.
• Lighting is by natural daylight and by night a bedside table lamp between the two beds and a ceiling pendant light.
• The bedroom offers good colour contrast between the floor and walls,with slate tiles, non feather bedding and a rug between the beds.
• There is a wooden wardrobe with rail 178cm/70in from top of rail to floor and shelves below the rail.

Shower Room

• The bathroom is accessed from the hallway and is on a level access.
• It is well lit with ceiling spotlighting and shaver point.

• There is separate shower with a 30cm/12ins step into it.
• Toilet 43cm/17ins high.
• Shower seat available upon request.

Main Staircase

• The hall, stairs and landing are well lit using a combination of pendant and spot lights.
• The floor is wooden oak with wide grip strong handrail on the right hand side.
• There is a cloakroom with toilet and hand basin leading off the landing on the first floor.
• Toilet height is 43cm/17ins and small hand basin is 82cm/32ins from the floor.
• Access to this cloak room is 59cm/23in
• Flooring is by wooden boards.

Bedroom 5

• This is a double bedroom and is on a level access from the first floor landing.
• The door opening to this bedroom is 69cm/27ins
• The bed is a brass bed with head and tail board and the height is 61cm/12ins from the top of the mattress to the floor.

Bedroom 6

• This is a single bedroom and is on a level access from the first floor landing
• The door opening is 69cm/27ins
• This is a brass bed with a head and tail board and height is 56cm/22ins from top of the mattress to the floor.
• The bedroom offer good colour contrast between the floor and walls, with slate tiles and a large rug under the bed and to the sides.
• Non feather bedding is used.

Upstairs Sitting Room

• This is accessed from either the kitchen in the Coach House via a wooden oak staircase with strong hand rail on the rights hand side or from the Tack Room landing via 4 oak steps and strong handrail on the right hand side. Access to the room on each doorway is 76cm/30ins.
• This room in all on a level access from the landings.
• There is a mixture of seating with 3 sofas and two other arm chairs with soft non feather cushions. Sofa and chairs are 44cm/17ins high from floor.
• There is a large oak dining table with a height of 81cm/32ins from floor to top and 12 wooden chairs height of 44cm/17ins from floor to seat.
• Furniture can be moved but must be returned to its original position at the end of the stay.
• There is a widescreen digital television with remote control, subtitles and DVD player.
• Lighting is natural daylight and by night levels can be controlled be lamps around the room and ceiling pendant lights. Low wattage lighting where appropriate.
• The flooring is wooden floor boards with a large rug in the centre of the seating area and table area.

Additional Information

• All areas in the cottage have good colour contrast between the floor, doors and walls. Generally, doorframes are in dark oak wood and walls are light in colour.
• Mobile phone reception can be poor inside but a good signal from most service providers can be obtained outside the building.
• The nearest General Hospital with and A&E unit and walk in NHS is 2 miles away and the nearest Doctor’s surgery is 0.5 miles away. Further information is in the Welcome Folder.
