Cadnant Lodge.

Introduction

The Cadnant Lodge sleeps up to 5 people and has two double bedrooms and a single bedroom on the first floor. There is a bathroom with a bath and overhead shower on the first floor. This cottage was part of an original dwellings and was originally one of the Gate Houses in the early 1900’s.It has been restored to the highest standard with modern conveniences and comforts. The Lodge has its own garden, patio and summer house.

Pre-Arrival

• The nearest bus stop is 50m/54yds from the cottage. Ask the driver for the stop on Cadnant Bridge. There is not any shelter or seating. All buses take 5 minutes to Menai Bridge bus station where transfer to other destinations can take place.
• The courtyard immediately outside the cottage is gravelled with a wide footpath leading from the front door.
• The nearest mobility shop is 0.5 miles away on the High Street in Menai Bridge.
• Shopping can be arranged to be delivered in time for your arrival with Tesco and Waitrose.

Key Collection, Welcome and Car Parking

• The key can be found in the key safe on the left hand side of door.  Access code supplied with arrival instructions.
• There is an outside low wattage light outside the front door which can be left on for access.
• Parking is available for 2 cars and is 10m/11yards up the driveway outside the cottage.
• There are 5 stone steps up to the front door from the parking area.

Entrance to Property

• The front door is 86cm/34ins wide.
• There are 5 stone steps, 23cm/9ins deep step ups to the front door.
• There is a low energy light outside the porch of the cottage.
• The entrance is well lit by an pendant light.
• The floor is new quarry tiling and leads directly into the kitchen/dining area and lounge.

Halls, Stairs, Landings.

• The hall and stairs are well lit using ceiling pendant lights. One pendant light in the hallway and two pendant lights at the top of the landing area on the first floor.
• Access width is 76cm/30ins.
• The floor is new quarry tiling and a wooden staircase with wide grip strong handrail on the left hand side.The stair treads are covered with short pile carpet.
• Lighting is natural daylight with a pendant light.

Dining Area

Kitchen/Dining Area.

• The kitchen is situated on the ground floor with step free, level access from the hallway area.
• The door opening from the dining area is 60cm/24ins wide.
• It is level access with red quarry tiling on the floor.
• There is good colour contrast between walls and flooring and furniture.
• The door of the oven drops down and the handle is 70cm/28ins above the floor.The hob is 91cm/36ins above the floor.
• The worktops and sink are 91cm/36ins above the floor.
• The fridge has an ice box and the highest shelf is 44cm/17.5ins and the lowest shelf 27cm/11ins and top shelf 46cm/18ins.The door handle is 84cm/33ins from the floor.
• There are large cutlery and utensils.
• The lighting is by 3 spot lights on the ceiling above the sink and cooker.
• There is a cooker hood with light and extractor fan with switches on the front of the hood.
• Glasses and crockery can be moved from wall cupboards to lower cupboards if required.Cordless kettle rotating 360 degrees.
• There is a standard size front loading washer/dryer under the worktop.
• Flooring is new quarry tiles.
• Access is from the front door and on the ground floor.
• The dining table is moveable, having legs at each corner and is 76 cm/30ins from floor to the lowest point of the table (underspace) and is 74cm/29ins high.
• There is free space around the table.
• Chairs (all moveable) – 6 chairs, all wooden seats that have no arms. These are 44cm/17ins high.
• Lighting is natural daylight with a pendant light.

Sitting Room

• The sitting room is on the first floor with level access from both the dining area and the hallway.
• The room has a mixture of seating with a sofa and two other arm chairs with soft feather cushions, together with a low folding coffee table.Sofa and one chair are 46cm/18ins high.
• Furniture can be moved but must be returned to its original position at the end of the stay.
• There is a widescreen digital television with remote control, subtitles and built in DVD player.
• Lighting is natural daylight and by night levels can be controlled be lamps around the room and a pendant light. Low wattage lighting is used where appropriate.
• The flooring is new quarry tiles with a large rug in the centre.

Bedrooms

• Bedroom 1
• There is a double bedroom on the first floor and has level access from the landing with short pile carpet.
• The door opening to this bedroom is 64cm/25ins.
• The height of the bed is 56cm/22ins from the top of the mattress to the floor with access around the bed.
• Lighting is natural daylight and at night by bedside lamps on each side of the bed and an additional light from a pendant light in the centre of the room. Height of bedside tables 66cm/27ins.
• The bedroom offers good colour contrast between the floor and walls, with short pile carpet, and non-feather bedding.
• There is a wooden wardrobe. Floor to top of hanging rail is 177cm/70cm.
• Bedroom 2
• This bedroom has level access from the first floor landing. The door opening to this room is 79cm/24ins.
• This is a slightly smaller double bedroom with a brass bed.The height of the bed is 59cm/23ins from the top of the mattress, with access around the bed.
• Level access from the landing with short pile carpet.
• Lighting is natural daylight and at night there is a bedside table lamp and a pendant light in the centre of the room.
• The bedroom offers good colour contrast between the floor and walls, with short pile carpet, and non-feather bedding.
• The wardrobe is adjacent to the door and on the landing where the boiler is stored. The height of the hanging rail is 183cm/72ins.
• Bedroom 3
• This is a single bedroom with a wooden head board.There is no tail board.
• Bed height of the bed is 56cm/22ins from top of mattress to floor.
• Access is level from the hallway with short pile carpet.
• The door opening is 71cm/28ins wide.
• Lighting is natural daylight and at night by one bedside table light.
• Height of chest of drawers 76cm/30ins.
• Wardrobe rail height 173cm/68ins.
• The bedroom offers good colour contrast between the floor and walls.
• Non-feather bedding is used.
• Flooring is by wooden boards with a small rug at one side of the bed.

Bathroom, Shower and Toilet

Additional Information

• All areas in the cottage have good colour contrast between the floor, doors and walls. Generally, doorframes are in dark oak wood and walls are light in colour.
• Mobile phone reception can be poor inside but a good signal from most service providers can be obtained outside the building.
• The nearest General Hospital with and A&E unit and walk in NHS is 2 miles away and the nearest Doctor’s surgery is 0.5 miles away. Further information is in the Welcome Folder.
